Depends on age and underlayment. Tile itself lasts 40+ years; the underlayment beneath it is what usually fails first, typically at 20-25 years. Cracked tiles can often be replaced individually. We can pull a few tiles to inspect the underlayment and give you a real answer.
Do you work on Anna Maria and the barrier islands?
Yes. Island work means stainless or hot-dipped galvanized fasteners, salt-rated flashing, and extra care with tile tie-downs for wind-zone compliance. We spec accordingly.
Is Lakewood Ranch a special permitting situation?
Lakewood Ranch straddles Manatee and Sarasota counties. Most LWR addresses permit through Manatee, but some newer sections are Sarasota, we check by address. HOA approval is usually required on top of the permit.
